Buying a property in Spain

Moving to Spain is a big ordeal – it can be both exciting and stressful, much like in your own country, but with a different language, currency and legal system. It’s clear that you should be well informed before and during your move to make the process as pleasant as possible. So, take a look at our tips if you are contemplating moving to España!

Firstly, make sure you seek legal advice in Spain as property laws work very differently than in the UK. If the Spanish language isn’t your “forté”, take a look at this list of English speaking lawyers in Spain.

If you are buying land to build on, make sure you go to your local “ayuntamiento” (town hall) to make sure there are no major building restrictions or rights of way. If you are buying an already built property which has never been lived in, the town hall will be able to issue you a certificate for a ‘licence of first habitation. Remembering all these little details is essential for a pleasant move!

Additionally, make sure you check that the property is listed on the Cadastral register, which will prove that it has been built legally and with all of the correct permissions. Whilst you are at it, get a Cadastral certificate, which will show you the exact boundaries of your property, and help you to work out the real value of your property, as well as other costs such as purchase taxes and the yearly IBI (similar to council tax).

While it may not be 100% necessary, it is highly advised for potential property buyers in Spain to attempt to learn some Spanish. Speaking the local lingo can be advantageous not just so that you don’t have to go through an English speaking lawyer, but also because it brings you closer to Spanish culture and Spanish people, allowing you to make the most out of this new stage of your life.
